Stop fielding enquiries about properties that went under offer last week

Portal listings generate messages for weeks after a property is gone, and every one still costs somebody a reply. The enquiries that matter are buried among them.

What makes this different from any other business

Availability is the question, and it goes stale fastest

A listing lives on Rightmove and Zoopla long after it is under offer, and every enquiry it generates is a message somebody has to answer with disappointing news. An agent that knows which properties are gone answers instantly and, more usefully, offers the two comparable ones that are not.

Lettings and sales enquiries need opposite answers

A lettings enquiry needs referencing requirements, deposit terms, pet policy and availability date. A sales enquiry needs tenure, service charge, lease length and chain position. The same property page generates both, and answering the wrong set wastes everyone's afternoon.

Viewings fail on scheduling detail nobody collects

Most viewing requests arrive as 'can I see it' with no indication of when the person is actually free, whether they are a cash buyer, or whether they have sold. Collecting those three things up front is the difference between a booked viewing and four messages of back-and-forth.

From a list you maintain, which can be as simple as a page. It does not read your CRM unless you connect one through a custom action. Keeping that list current is the work, and it is less work than answering the enquiries it prevents.
Will it discuss offers?
It should not, and the sensible setup escalates anything about price negotiation to a person. It handles the factual questions that come before that conversation.
